Inspections
A home inspection provides a top down assessment of the overall safety and function of the home. It includes; structural systems, interior/exterior finishes, roof systems, HVAC, plumbing and electrical systems, insulation, and ventilation systems. This inspection will reveal observable issues and the general severity of these issues so you can make a more informed decision on the purchase of the home or use this information to renegotiate the purchase price with the seller before closing the deal. We strongly encourage you to be present during the home inspection and observe the inspected elements of the home in person. You will also be provided with a comprehensive report summarizing our findings, including photos to highlight any actual or potential issues.
Typically, home inspections have been conducted following the acceptance of an offer and before the closing of the deal. There are a variety of reasons why a home inspection cannot always be performed at that time; however, it’s never too late to complete a home inspection. Below is a summary of the various types of home inspections we perform, highlighting the differences and the rationale for each type of inspection. Pre-purchase Inspection
This occurs after the offer is accepted and before the purchase is finalized. This inspection will reveal observable issues and the general severity of these issues so you can make a more informed decision on the purchase of the home.
Post-purchase Inspection
You elected to purchase the house without a condition of home inspection but now you would like an inspection to determine the safety and function of the home. This service is similar to the pre-purchase inspection but occurs after the purchase of the home.
Pre-listing Inspection
This occurs before the seller lists the house for sale. This inspection is conducted by the seller to understand any potential concerns that they may wish to fix prior to listing the home for sale. This could remove any obvious issues that would otherwise be revealed to the buyer upon completion of their home inspection. This inspection can also be provided to potential buyers to provide additional assurance of the condition of the home and potentially eliminate the need for buyers to complete their own home inspection.
Maintenance Inspection
This occurs any time during the ownership of the house. You have lived in this house for some time, and you are concerned there may be some maintenance items that are due and would like to get ahead of the issues before they become even bigger issues. This inspection will highlight if there are any issues and the severity so you can prioritize and plan for repairs or upgrades.
Crash Course
This occurs any time during the ownership of the house. This inspection is designed to both highlight any issues and also educate you on the construction of the home, function of various elements (e.g., structural, architectural, electrical, mechanical) and ongoing maintenance and repair items to be aware of. This is the perfect gift for a first-time home-owner.
